The Stones Property group has recently expanded to include the architectural services of Jatinder Chaggar and his team.

Following an early career with his late mentor David Rosemont, Jatinder’s decision to set up his own practice evolved very naturally. With David’s retirement a number of clients approached Jatinder asking him to work on their projects. Having established himself as an expert in his field, clients knew they were getting a professional service from someone they trusted. Since the beginning of his career, he has worked on in excess of 1000 projects ranging from residential housing to commercial and community buildings. Following 15 years of running a practice, 2023 has bought yet another opportunity. Merging his practice with Stones Property will see that clients receive a truly unique experience, with all their property needs under one roof.

Not one to sit on his laurels, more recently Jatinder has ensured that he has kept abreast of recent technological developments in the field and is trained in 3D/BIM as well as in the latest CGI software. These modelling tools are designed to support clients through the design process; something which is close to our hearts. Furthermore, not content with his skill set, Jatinder has embarked on a new endeavour to compliment his architectural knowledge. He is working towards qualifying as an approved building inspector, which will mean he has the full repertoire of skills to see a project through from inception to sign off on site; a simply unique service which Stones is proud to offer. Throughout the design process the building is tested by way of sketches, drawings and 3D modelling to ensure that appropriate quality runs through all phases of the project in terms of structure, energy, cost and sustainability in the lead up to planning.


We are here to support you with all your planning needs and to walk you through the planning process, particularly as the planning process has now become significantly more complex. In our experience we have found that taking a phased approach helps to yield a positive outcome, namely a pre-application followed by planning.

Having practiced for over 20 years we are well versed in the planning policies on a wide range of building types. This knowledge is applied to your initial design which is prepared for pre-application.

The pre-application process is always recommended as it invites comments from the planning officers which are then used to refine the design for the final application scheme. The pre-application process usually includes a meeting or a series of meetings with the local authority where different design options are discussed in order to develop the design. The initial planning stages are crucial in paving the way and for working alongside the planning authority. 


In the event that an appeal is necessary, we can support you through this process. Primarily we work to demonstrate how we can evolve the design scheme to respond to the reasons for refusal. We work closely with several planning consultants in order to prepare the necessary documentation for an appeal strategy.

Building Regulations

Subject to your planning consent, the scheme is further developed into the technical design stage. We provide three levels of building regulations information, and working drawings. This stage provides information to your appointed contractor on how the different components of the building fit together for when work begins on site; this is also a statutory requirement to comply with the Building Regulations. Contract Administration

This is a further development form the working drawings stage, which also provides a pricing document for tender when looking to acquire a contractor. A suitable building contract is prepared and the contract is administered during the works, which generally entails weekly site visits, fortnightly site meetings, instructions to the main contractor, interim valuation certificates and negotiation of the final account. 

3D CGI Rendering

Our architectural 3D models generate accurate high-resolution images by utilising 2D architectural drawings to bring designs to life. Images can include accurate exterior finishes, interior modelling and lighting so you can see the impact of your building in its surrounding environment. 3D models give you a real appreciation of the end build and are a great tool for working collaboratively to evolve a project through this visually improved format that offers spatial awareness. Interior modelling also helps to resolve issues that cannot be seen on 2D drawings, which can in turn can save costs on site.
